Getting a house ready for sale

January is the busiest month of the year for house sales, if you believe the local Estate Agents. With mortgage approvals moving back to pre-crash levels, the housing market has come alive again.

If you are putting a property on the market, there is a wealth of advice on preparing it for the best sale value. Investing a little on decoration can repay the effort many times over. We often work for landlords, and they all tell us the same two things:


Declutter

Potential buyers need to imagine themselves living in your house. Remove distractions such as ornaments and photos. Put away things you don’t really use. If possible, put large pieces of furniture into storage; this will make rooms feel much bigger. Focus first on the hallway, the bathroom, and the kitchen.

Freshen up the paintwork

A fresh coat of neutral-coloured paint will quickly smarten up a property. It makes all the difference on how quickly, and how well, it sells.

Re-painting the front door helps to create an instant impression.

Light neutral colours on the inside walls makes rooms and hallways feel bigger. Fresh paint also covers the scuff-marks on walls, which otherwise catch the eye. Light colours encourage potential buyers to see themselves living in the space with their own furniture.
